1. Definitions
“The Property” means Highcross Corner, 1 Highcross Road, Poulton-le-Fylde, FY6 8BA.
“The Owner” means Andrew and Charlotte Gadsden.
“The Guest” means the person who makes the booking and all members of their party.
2. Provisional Bookings
All bookings are provisional until the deposit has been received and confirmed.
3. Payment Terms
A deposit of 25% of the total booking cost is required at the time of booking. The remaining balance is due 60 days before the arrival date. For bookings made within 60 days of arrival, the full amount is due at the time of booking.
4. Cancellation Policy
Cancellations are subject to the following charges:
- More than 60 days before arrival: deposit forfeited
- 30–60 days before arrival: 50% of total cost
- Less than 30 days before arrival: 100% of total cost
We strongly recommend taking out travel insurance to cover cancellation costs.
5. Guest Responsibilities
The Guest agrees to:
- Take reasonable care of the Property and its contents
- Leave the Property in a clean and tidy condition
- Report any damage or breakages promptly
- Not exceed the maximum occupancy of 12 persons
- Not smoke inside the Property
- Not hold stag, hen or similar parties
6. Pets
A maximum of two dogs are permitted at an additional charge of £20 per dog. Dogs must be kept off furniture and beds, must not be left unattended in the Property, and must be cleaned before entering. The dog-proof garden area is available via the French doors. Guests are responsible for cleaning up after their dogs both inside and outside the Property.
7. Access
The Owner reserves the right to access the Property at reasonable times for maintenance, safety inspections, or in an emergency.
8. Liability
The Owner accepts no liability for loss, damage or injury to the Guest or their property during the stay, except where caused by the Owner’s negligence. The Owner’s liability is limited to the booking cost.
9. Force Majeure
Neither party shall be liable for failure to perform their obligations due to circumstances beyond their reasonable control.
10. Data Protection
Personal data provided during the booking process will be handled in accordance with our Privacy Policy and applicable data protection legislation.
11. Governing Law
These terms and conditions are governed by English law.
